The home itself deserves the same level of scrutiny. Review roofing, windows, heating and cooling systems, water equipment, basement development, exterior materials and major renovations. If the property includes a shop, oversized garage or other substantial improvement, confirm dimensions, heating, electrical capacity, access and permit information where applicable.

Bearspaw acreage buyer tip: Do not evaluate an acreage like a suburban house on a larger lot. Confirm the water source and available testing information, wastewater or septic system where applicable, drainage and grading, title registrations, easements, restrictive covenants, Real Property Report where available, access, outbuildings and permit history. A separate entrance or second kitchen also does not automatically mean a secondary suite has legal status.
