Calgary new construction ranges from completed homes that have never been occupied to quick-possession properties, homes already under construction and residences that are still to be built. Buyers can find detached houses, duplexes, townhomes and condominiums across established neighbourhoods and Calgary's growing new communities.

Buying a new construction home in Calgary is different from buying a typical resale property. Instead of focusing primarily on the condition of an existing house, buyers need to understand what is actually included in the purchase price, which selections remain available, possession timing, warranty coverage, GST treatment, unfinished exterior work and how much of the surrounding community is already complete.

The most useful comparison is the total finished home and location—not simply the advertised base price or model name.

  • Quick Possession Completed or nearly completed homes can provide a shorter path to possession, but most structural and design selections have already been made.
  • To-Be-Built Homes Earlier-stage purchases may provide more choice in finishes or options, but buyers must consider construction schedules, contract terms and a longer wait before possession.
  • New Communities & Infills New construction can be found both in developing suburban communities and as infill or redevelopment within established Calgary neighbourhoods.

What Counts as New Construction?

"New home" can describe several different situations. A property may be completely finished and never occupied, nearing completion as a quick-possession home, actively under construction or marketed before construction begins.

Those distinctions affect what a buyer can change, how accurately the finished home can be visualized and when possession may occur.

Before comparing prices, determine whether the property is:

  • A builder quick-possession or inventory home
  • Currently under construction

  • A custom or semi-custom build
New-construction tip: A recent year-built date does not automatically make a property new construction. Confirm whether the home is genuinely new and never occupied rather than an ordinary resale of a recently built property.

Quick-Possession Homes

Quick-possession homes can be attractive to buyers who want new construction without waiting for a complete build cycle. Depending on construction stage, the home may already have flooring, cabinetry, countertops, appliances and other finishes selected.

That creates greater certainty about what the finished property will look like, but usually provides less opportunity to customize it.

Before purchasing, confirm:

When touring one, identify which elements are standard, which are optional upgrades and which are decorator items that do not form part of the home purchase at all.

Ask for written specifications rather than relying only on what you see in the show home.

Alberta New Home Warranty

New homes in Alberta are generally subject to the province's New Home Buyer Protection requirements. Minimum statutory warranty coverage follows the commonly described 1-2-5-10 structure:

  • 1 year: labour and materials
  • 2 years: delivery and distribution systems such as electrical, plumbing, heating, ventilation and air conditioning
  • 5 years: building-envelope coverage
  • 10 years: major structural components

Warranty coverage attaches to the home rather than only to the original owner and remains in place until the applicable coverage period expires.

Buyers should obtain the warranty documents for the specific property and understand when each coverage period starts and which warranty provider is responsible.

Builder Licensing & Home Registration

Alberta requires residential builders constructing new homes to hold the required builder licence, subject to specific exceptions such as authorized owner-builders.

Before purchasing, buyers can verify builder and new-home information through Alberta's residential protection system and should keep warranty registration information with their property records.

Builder due diligence: A recognizable marketing name is not a substitute for checking the actual builder, warranty provider and registration information associated with the property you are purchasing.

GST & New-Housing Rebates

GST treatment is an important part of a new-home purchase. Buyers should establish whether the advertised price includes GST and whether the builder's contract assumes that any available rebate will be assigned to the builder.

Federal new-housing rebate programs have eligibility requirements involving the buyer, purchase, price and intended use of the property.

A significant current development is the federal First-Time Home Buyers' GST/HST Rebate, which became available in 2026. Eligible first-time buyers of qualifying new homes may receive substantially greater GST relief, with the federal program providing a rebate of up to $50,000 depending on the purchase and eligibility requirements.

Because tax eligibility is individual and rules can change, buyers should confirm their specific situation with the Canada Revenue Agency and an appropriate tax or legal professional rather than assuming that an advertised rebate automatically applies.

Possession Dates & Construction Timing

A completion estimate is not the same thing as guaranteed possession. Weather, inspections, utility servicing, trades, materials and construction sequencing can affect timing.

For buyers coordinating the sale of another property, a lease ending or a mortgage rate hold, the contract provisions dealing with possession changes can be particularly important.

Understand how the agreement addresses construction delays and how much notice you will receive before the final possession date.

Pre-Possession Inspection

A brand-new home should still be inspected carefully before possession. The pre-possession or walkthrough process is an opportunity to document incomplete work and visible deficiencies before or around the time ownership transfers.

Review areas such as:

School planning can lag behind residential construction in fast-growing areas. If a school is important to your purchase decision, verify the currently designated school for the exact address rather than relying on a future school site shown on a community map.

School boundaries, opening dates and transportation arrangements can change as communities grow.

New Construction in Established Communities

Not all Calgary new construction is located on the edge of the city. Buyers may also find detached infills, semi-detached homes, row housing and new condominiums within established neighbourhoods.

These homes may offer closer proximity to existing schools, shops, transit and mature amenities, but the buying considerations differ from those in a greenfield community.

Review lot dimensions, neighbouring redevelopment, privacy, parking, lane access, construction on adjacent sites and how the new building fits within the surrounding streetscape.

Detached Homes, Duplexes & Row Homes

New-construction buyers should compare property type as carefully as builder and community.

A detached home may offer more separation and private exterior space. Duplexes and row homes can provide newer construction at different price points while using land more efficiently.

However, those features alone do not make a basement a legal suite.

Calgary secondary suites must meet current planning and building requirements, including applicable requirements for cooking, bathroom facilities, private access and bedroom egress. Verify permits and legal status for the specific property.

Suite tip: "Suite-ready," "side entrance" and "basement rough-in" are not the same thing as an approved secondary suite. Confirm what has actually been permitted and completed.

Basement Development

Some new homes are sold with unfinished basements while others include full development or optional builder packages.

If the basement is unfinished, consider future ceiling height, window sizes, mechanical-room location, plumbing rough-ins, stair configuration and how easily the space can accommodate the rooms you may eventually want.

If the builder develops the basement, confirm exactly what bedrooms, bathrooms, recreation areas and storage are included in the contract.

Garages & EV Charging

Garage descriptions can be misleading if buyers focus only on labels such as single, double or triple.

Check actual interior dimensions, door width and height, storage space and whether larger vehicles fit comfortably.
