Show Homes for Sale in Calgary

Browse Calgary show homes for sale, including former builder showhomes and active showhome opportunities with upgraded finishes, professionally designed interiors and, in some cases, furnishings or builder leaseback arrangements.

Calgary show homes for sale and former builder showhomes

Explore current show homes for sale in Calgary and compare properties that were built or used by home builders to showcase their designs, finishes and available upgrades. Depending on the property, a showhome may be sold after the builder has finished using it for marketing or offered earlier with possession or leaseback terms that differ from a conventional resale purchase.

A genuine builder showhome can be different from an ordinary new-build property. Showhomes are often professionally finished and may include upgraded kitchens, lighting, flooring, millwork, landscaping, window coverings or other features chosen to demonstrate a builder's higher-specification options. Buyers should still confirm exactly what is included in the sale and when possession is available.

  • Former Builder Showhomes Completed former showhomes can offer upgraded interiors, finished landscaping and move-in-ready presentation without the same construction wait as an early-stage new build.
  • Leaseback Opportunities Some active showhomes may be sold while the builder continues using the property temporarily, making lease amount, lease term, possession date and maintenance responsibilities important parts of the purchase.
  • Upgrades & Inclusions Confirm whether furniture, appliances, window coverings, artwork, audio-visual equipment, landscaping and decorative items are included rather than assuming everything displayed remains with the home.

What Should Buyers Check When Purchasing a Calgary Showhome?

Start by confirming that the property itself is actually a current or former builder showhome. A regular new-build listing may refer buyers to a nearby showhome, use photos of a showhome with the same floor plan or describe a home as being in “showhome condition.” Those situations are not the same as purchasing the actual showhome.

For a genuine showhome, review the builder, original use of the property, possession timing, warranty information and the complete list of inclusions. Ask whether furnishings or décor are part of the sale and identify any items the builder intends to remove before possession.

Buyers should also look beyond the presentation. Showhomes can experience substantial visitor traffic while being used for marketing. Inspect flooring, doors, cabinetry, plumbing fixtures, appliances, heating and cooling equipment, garage areas and exterior improvements just as carefully as you would in any other property.

Showhome buyer due diligence: Verify whether the home is an active or former showhome, what furnishings and upgrades are included, possession timing, any builder leaseback agreement, warranty start dates, property taxes and utilities during a leaseback, insurance responsibilities, landscaping, fencing and any repair obligations before final possession. A professionally staged appearance should never replace a normal inspection and document review.

Showhomes vs. Calgary New Construction

Buyers who do not find the right showhome may also want to compare Calgary's wider new-construction market. A new build can provide more choice in floor plan, lot and interior selections, while a former showhome can offer the advantage of seeing the completed property, landscaping and finishes before purchasing.

When comparing a showhome with an unoccupied new-build property, consider the complete package rather than the advertised base price. Landscaping, fencing, appliances, air conditioning, window coverings, lighting, basement development and builder upgrades can represent substantial value when they are already included.

Picture your mornings here: coffee on the deck as the sun rises over a quiet, fully fenced backyard. Then picture your evenings, with the sky glowing over the ball diamond and open fields right across the street. This former Pacesetter showhome gives you a view you can’t build and a home that’s ready for you to move in and start living. The hard part is already done. Over the past three years, the owners have invested over $80,000 in the things that bring real peace of mind: Class 4 impact-resistant shingles, new eavestroughs, fresh siding with cement board across the front and vinyl at the side and back, six new triple-pane windows, a new front door and garage door, plus a new furnace, stove and dishwasher. Central air keeps summers comfortable. You get to skip the big projects and spend your weekends enjoying your home instead. Step inside and the main floor feels open and welcoming, with 9' ceilings and rich hardwood. The kitchen is made for gathering, with white shaker cabinets, quartz counters, a pantry and a raised eating bar where friends can pull up a seat while you cook. On cold nights, the gas fireplace with its stacked-stone surround becomes the heart of the living room, and built-in speakers let the music follow you upstairs. A mudroom off the garage keeps boots and backpacks where they belong. Upstairs, everyone has room to breathe. The primary bedroom looks West, out over the playing fields through a wall of windows, with a walk-in closet and a 5-piece ensuite where a soaker tub waits at the end of a long day. Two more generous bedrooms share a full bath, a separate bonus room is ready for movie nights, and an open nook at the top of the stairs makes a cozy spot for reading or homework. Laundry is right where the clothes are. The basement is a blank canvas with two large windows and a bathroom rough-in, so you can add a gym, guest space or rec room when the time is right. The heated double garage means warm starts on winter mornings and a comfortable spot for weekend projects. All this with Stoney Trail minutes away, schools, shopping and transit close by, and green space across the street for evening walks, games of catch and wide-open views. Homes facing the fields don’t come up often. Book your showing and see it for yourself.

Calgary Show Homes for Sale: Buyer & Seller Guide

Calgary show homes for sale can include former builder showhomes ready for conventional possession as well as active showhome properties sold with delayed possession or a builder leaseback. These homes are often professionally designed and highly upgraded, but buyers should compare the purchase terms, included furnishings, warranty dates, condition and possession arrangements just as carefully as the finishes.

Buyers searching for show homes for sale in Calgary are looking at a specialized part of the new-home market. A true showhome is different from a regular spec home, quick-possession home or new-build listing that simply uses photographs of a builder's showhome.

The strongest purchase starts with confirming exactly what is being sold: the actual showhome, its improvements and inclusions, any continuing builder use, and the date when the buyer can take possession.

  • Former Showhomes A completed former builder showhome may offer upgraded finishes, established landscaping, window coverings and decorative features without waiting for a home to be built.
  • Active Showhome Opportunities Some builders sell an operating showhome before they are finished using it, which can introduce leaseback income, delayed possession and additional contractual considerations.
  • Upgrades & Inclusions Showhomes may display premium appliances, lighting, cabinetry, flooring, millwork and furnishings, but buyers should confirm precisely which items are included in the sale.

What Is a Calgary Showhome?

A builder showhome is a completed property used to demonstrate a floor plan, interior design, construction quality and available upgrades to prospective buyers.

Because the home represents the builder's product, showhomes are often finished to a higher specification than a standard base-model home. Depending on the property, upgrades can include cabinetry, countertops, flooring, lighting, built-in features, appliances, landscaping, window coverings and professionally selected décor.

However, not every listing containing the word “showhome” is actually a showhome for sale.

Important search distinction: A listing may tell buyers to “visit the showhome,” use photographs of a showhome with the same floor plan or describe the property as being in “showhome condition.” None of those statements necessarily means the property being sold is itself a current or former builder showhome.

Former Showhome vs. Active Showhome

A former showhome is normally no longer being used by the builder for public marketing and may be available for possession in a manner similar to another completed property.

An active showhome may still be operating as part of the builder's sales program. In some cases, the builder may sell the property and then continue occupying or using it for an agreed period under a leaseback arrangement.

Those are materially different purchases, so buyers should understand the possession structure before comparing price alone.

Builder Leaseback Opportunities

A leaseback can allow a buyer to purchase the showhome while the builder continues using it for sales and marketing for an agreed period.

The agreement should clearly address:

  • Lease payment and payment schedule
  • Length of the lease
  • Expected possession date
  • Options to extend the term, if any
  • Utilities
  • Property taxes
  • Insurance responsibilities
  • Routine maintenance
  • Landscaping and snow removal
  • Repairs during the lease period
  • Condition of the property at final possession
  • Removal or inclusion of furniture and décor

Buyers considering a leaseback should also discuss the structure with their lawyer, lender and insurer because the builder may remain in possession after ownership changes.

When Does New-Home Warranty Start?

This is particularly important when buying a showhome.

Alberta's new-home warranty coverage does not necessarily begin on the day a later buyer purchases the property. Provincial rules state that warranty begins when the first applicable trigger occurs, which can include occupancy, permission to occupy or transfer of title.

As a result, some warranty time may already have elapsed while a property was being used as a showhome.

Showhome warranty tip: Do not assume a former showhome comes with a completely new warranty period starting on your possession date. Verify the home's actual warranty commencement date and remaining coverage through Alberta's new-home warranty property registry and the warranty provider.

Alberta New-Home Warranty Coverage

New homes subject to Alberta's New Home Buyer Protection Act carry minimum warranty protection.

The legislated minimum periods include:

  • 1 year for labour and materials
  • 2 years for defects in delivery and distribution systems such as electrical, plumbing, heating, ventilation and air conditioning
  • 5 years for the building envelope
  • 10 years for major structural components

Because warranty attaches to the home rather than a particular owner, remaining coverage continues when the property is resold until the applicable coverage period expires.

Verify the Builder & Warranty Registry

Alberta maintains public registries that allow buyers to review information about residential builders and warranty coverage.

For a newer showhome, buyers can verify the builder, warranty provider and warranty commencement information rather than relying solely on the listing description.

This is especially useful when comparing an active builder-owned showhome with a former showhome that has already changed ownership.

Are the Furniture & Décor Included?

One of the most common assumptions about showhomes is that everything visible inside the property is included. That should never be assumed.

Potential inclusions may include:

  • Furniture
  • Area rugs
  • Artwork
  • Decorative mirrors
  • Window coverings
  • Lighting
  • Televisions and audio-visual equipment
  • Appliances
  • Outdoor furniture
  • Decorative accessories

The purchase contract should make clear which items remain and which belong to the builder, staging company or another supplier.

Showhome Upgrades

Builders often use showhomes to demonstrate optional upgrades, which can make the completed property materially different from the standard specification for the same model.

Depending on the home, upgrades may include:

  • Premium cabinetry
  • Stone countertops
  • Upgraded appliance packages
  • Feature walls and millwork
  • Designer lighting
  • Upgraded flooring
  • Fireplaces
  • Built-in storage
  • Air conditioning
  • Smart-home equipment
  • Developed basements
  • Enhanced landscaping

Ask for a detailed list of upgrades so you can separate the value of permanent improvements from removable staging items.

Professionally Designed Does Not Mean Maintenance-Free

Showhomes are designed to look impressive, but buyers should evaluate the building itself just as carefully as any other home.

Review mechanical systems, windows, roofing, exterior finishes, plumbing fixtures, appliances, cabinetry, flooring and other components according to the property's actual age and use.

A beautifully staged home can still contain maintenance items that deserve attention.

Visitor Traffic & Wear

An active showhome may have received substantial public foot traffic while it was being used for builder marketing.

Pay particular attention to:

  • Hardwood, vinyl and carpet wear
  • Interior doors and hardware
  • Cabinet doors and drawers
  • Plumbing fixtures
  • Stair railings
  • Entry areas
  • Exterior doors
  • Garage areas
  • Paint and wall finishes

Ask how damage or excessive wear will be handled before final possession if the builder continues operating the home after purchase.

Home Inspection

A showhome's polished appearance should not replace normal buyer due diligence.

A professional home inspection can help identify observable issues with the property's major systems and construction.

For an active leaseback showhome, buyers may also want contractual provisions dealing with the home's condition at the end of the builder's occupancy period.

Pre-Possession & Final Walk-Through

If the builder has continued using the property after the purchase contract was signed, the condition of the home should be reviewed again close to final possession.

Compare the property with the agreed inclusions and identify any damage, missing items or outstanding work before the transaction is fully completed.

Landscaping, Fencing & Exterior Improvements

One advantage of some former showhomes is that landscaping and exterior improvements may already be substantially completed.

Compare:

  • Front and rear landscaping
  • Fencing
  • Decks and patios
  • Irrigation
  • Exterior lighting
  • Driveways and walkways
  • Garage finishing
  • Air conditioning equipment

These completed improvements can represent significant practical value when comparing a showhome with a new-build property advertised at a lower base price.

Showhome vs. Quick-Possession Home

A quick-possession or spec home is typically built by a builder without a specific purchaser but is not necessarily used as a public sales model.

A showhome may offer more elaborate design selections and completed presentation features, while a quick-possession property may have experienced far less visitor traffic and may offer a more straightforward possession timeline.

Compare the complete package rather than assuming one category is automatically better.

Showhome vs. Building From the Ground Up

Building a home from an earlier construction stage can provide more opportunity to select the lot, floor plan and finishes.

A completed showhome offers the opposite advantage: buyers can inspect the actual space, finishes, room sizes, lot relationship and completed design before purchasing.

The trade-off is that most showhome design decisions have already been made.

Possession Timing

Possession may be one of the largest differences between showhome purchases.

A former showhome may offer relatively conventional possession, while an active showhome could continue operating for months under a leaseback or delayed-possession arrangement.

Buyers should align possession with their current housing, financing and moving plans rather than assuming the normal timeline for a resale property applies.

Financing an Active Showhome

If the builder will remain in possession after title transfers, buyers should discuss the structure with their lender before removing financing conditions.

Mortgage requirements can depend on occupancy, property use and the specific terms of the transaction.

Do not assume a leaseback purchase will be treated exactly like a standard owner-occupied closing.

Insurance During a Leaseback

Insurance arrangements should also be confirmed before closing when a builder will continue operating the property.

The purchase and leaseback documents should clearly address who is responsible for property insurance, contents, liability and any builder-owned furnishings during the occupancy period.

Utilities, Taxes & Maintenance

An active showhome can consume utilities differently from a normal residence because lights, heating, cooling and display equipment may operate for extended hours.

The leaseback agreement should address responsibility for:

  • Electricity
  • Natural gas
  • Water
  • Internet or monitoring services
  • Property taxes
  • Landscaping
  • Snow removal
  • Routine maintenance

Condominium Showhomes

A showhome does not need to be a detached house. Calgary showhome opportunities can include townhouses, semi-detached homes and condominium units.

For condominium properties, buyers should also review the condominium documents, fees, reserve-fund information, insurance, parking and storage rights, bylaws and any known or proposed special assessments.

Confirm when condominium fees begin and who is responsible for them during any builder leaseback period.

Community & Lot Selection

A showhome may occupy a particularly visible corner, entrance location or builder parade area because it was originally selected to attract prospective buyers.

That can create a distinctive lot, but buyers should evaluate whether the location works for normal residential use after the sales centre closes.

Consider traffic, visitor parking, road exposure, nearby future development, lot orientation, privacy and proximity to parks or commercial areas.

Future Construction Nearby

Showhomes frequently operate in communities that are still being built.

A finished and landscaped showhome can therefore be surrounded by future construction activity for some time after purchase.

Buyers should investigate planned roads, adjacent phases, future lots and surrounding land uses rather than assuming today's surroundings represent the completed community.

Builder Sales Centres & Conversions

Some showhomes incorporate builder sales offices or spaces configured for marketing rather than normal residential use.

If present, confirm how those areas will be converted before possession and exactly what work the builder has agreed to complete.

Ask whether sales desks, signage, exterior marketing features or unusual electrical and data installations will be removed and repaired.

Title, Easements & Restrictive Covenants

As with any Calgary property, buyers should review the title and relevant registrations before removing conditions.

Easements, utility rights-of-way, architectural controls or restrictive covenants may affect how the property can be altered after purchase.

Real Property Report

For applicable properties, review the Real Property Report and relevant municipal compliance information.

This can help clarify property boundaries and the location of improvements such as decks, garages, fences and other structures.

Selling a Former Showhome in Calgary

Former showhomes can have characteristics that distinguish them from otherwise similar properties, including higher original upgrade levels, professional landscaping, distinctive lighting, millwork or design features.

Sellers should document meaningful permanent improvements rather than relying only on the phrase “former showhome.”

Useful information can include:

  • Original builder
  • Model or floor-plan name where known
  • Original showhome use
  • Permanent builder upgrades
  • Appliance package
  • Window coverings
  • Air conditioning
  • Landscaping
  • Basement development
  • Garage improvements
  • Subsequent renovations
  • Remaining new-home warranty where applicable

Pricing a Former Showhome

A former showhome should not automatically command a premium simply because of its history.

Value still depends on the community, lot, floor plan, age, condition, current competing inventory and the market value of permanent upgrades.

Furniture and decorative staging should be considered separately from the value of the real property unless they form part of the negotiated sale.
