Triple Car Garage Homes for Sale in Calgary | 3 Car Garage MLS® Listings

Browse Calgary homes with triple and 3-car garages, including attached, detached and tandem configurations when available. Compare garage dimensions, parking layout, lot size, home style, community and current MLS® listings.

Triple car garage homes for sale in Calgary

Explore current triple car garage homes for sale in Calgary and compare properties offering additional vehicle parking, storage or workspace. Depending on current MLS® inventory, Calgary homes with 3-car garages may include detached houses, bungalows, estate-style homes, newer construction and established properties across different communities and price ranges.

The description “triple garage” does not always mean three identical side-by-side parking stalls. Garage layouts can include three separate bays, double-plus-single configurations, tandem arrangements or oversized garages with different door and interior dimensions. Buyers should verify the actual layout and measurements of each property.

  • Garage Configuration Confirm whether the garage is attached or detached, side-by-side or tandem, and review the number and placement of overhead doors.
  • Measure the Usable Space Compare interior width, depth, ceiling height and door dimensions to determine whether vehicles, storage, tools or recreational equipment will fit.
  • Lot & Driveway Consider driveway capacity, garage access, lot size, backyard space and how the garage configuration affects the rest of the property.

A three-car garage can be useful for households with multiple vehicles, seasonal equipment, bicycles, tools or workshop requirements, but the advertised garage count alone does not show how usable the space will be. Vehicle size, structural columns, stairs, mechanical equipment, storage systems and door placement can all affect available parking.

What to Check in a Calgary Triple Car Garage Home

Measure the garage rather than relying only on the listing description. Confirm interior width and depth, overhead-door dimensions, ceiling height and any areas occupied by stairs, furnaces, water equipment, cabinets or built-in storage.

If heating, insulation, electrical upgrades, EV charging equipment, floor drains or workshop features are important, verify what is installed and whether available permits or documentation apply to alterations made after construction.

For detached triple garages or rear-lane properties, review lane access, turning space, garage placement and the amount of usable backyard remaining. For front-drive properties, consider driveway dimensions, slope and the relationship between the garage footprint and lot width.

Buyers considering a property because of future workshop, storage or home-business use should confirm applicable municipal rules, condominium bylaws or other restrictions rather than assuming the garage can be used for any intended purpose.

If a garage has been added, enlarged, converted or substantially altered, review available permits and property documentation where applicable and consider an appropriate professional property inspection.

Garage descriptions, parking-space counts and advertised dimensions can vary by listing. Buyers should verify the actual garage configuration, measurements, door sizes, heating, electrical capacity, permits where applicable and intended use for the individual property.

Buying or Selling a Triple Car Garage Home in Calgary

A triple car garage can provide valuable parking, storage and workspace, but the words “3-car garage” do not tell the whole story. Buyers should compare the actual garage configuration, dimensions, door sizes, driveway, lot layout and condition before deciding whether the property meets their needs.

Current triple car garage homes for sale in Calgary can include bungalows, two-storey homes, estate-style properties, newer construction and established residences. Garages may be attached or detached, front-drive or rear-lane, side-by-side or partly tandem, and the usable space can vary substantially from one property to another.

For some buyers, the third garage bay is intended for another vehicle. For others, it may be needed for bicycles, recreational equipment, seasonal storage, tools or a workshop. The best property is therefore not necessarily the one with the largest advertised garage count, but the one whose garage actually fits the intended use.

  • Measure the Garage Confirm interior width, depth, ceiling height, overhead-door dimensions and any space occupied by stairs, columns, cabinets or mechanical equipment.
  • Understand the Layout Determine whether the garage is three-wide, double-plus-single, tandem, attached or detached and how vehicles enter and exit the property.
  • Consider the Whole Lot Compare garage size with driveway capacity, backyard space, side yards, lane access, landscaping and the overall usability of the property.

What Does “Triple Car Garage” Actually Mean?

The phrase can describe several different physical layouts. A listing may advertise three garage spaces even though the garage is not configured as three identical side-by-side stalls.

Common configurations can include:

  • Three side-by-side vehicle bays.
  • A double garage plus a separate single bay.
  • Two bays with additional tandem depth.
  • An oversized garage capable of accommodating additional parking or storage.
  • A detached triple garage accessed from a rear lane.
  • A combination of garage space and workshop or storage area.
Do not rely only on an advertised garage-space count. Review the actual garage plan and measurements to determine whether three vehicles of the size you own can be parked comfortably.

Three-Wide vs Tandem Garage

Three-Wide Garage

Three side-by-side bays can allow vehicles to enter and leave independently, but the design generally requires more lot width and may result in a substantial portion of the front elevation being devoted to garage doors.

Tandem Configuration

A tandem layout can provide additional enclosed space without requiring the same frontage, but one vehicle may need to be moved to access another. Tandem space may also be useful for storage or workshop purposes.

Measure Before Assuming Three Vehicles Will Fit

A garage advertised for three vehicles may not comfortably accommodate three larger SUVs, pickup trucks or vehicles together with storage cabinets and equipment.

Measurements worth confirming include:

  • Interior wall-to-wall width.
  • Usable depth of each bay.
  • Overhead-door width.
  • Overhead-door height.
  • Ceiling height.
  • Space beside parked vehicles.
  • Space between vehicle bays.
  • Location of structural columns.
  • Steps or landings entering the house.
  • Furnaces, hot-water equipment or other mechanical systems located in the garage.

If vehicle fit is important, compare the measurements with the actual dimensions of the vehicles that will use the space.

Attached vs Detached Triple Garages

Attached and detached triple garages can function very differently even when their interior dimensions are similar.

Attached Triple Garage

Can provide direct interior access to the home and convenient year-round movement between vehicles and living space. Review the entry location, garage steps, driveway slope and any rooms positioned above or beside the garage.

Detached Triple Garage

Can separate vehicles, tools and workshop activity from the residence. Review lane or driveway access, distance from the house, electrical service, heating and the amount of yard occupied by the structure.

Garage Door Size Matters

The interior may be large enough for a vehicle while the overhead-door opening creates the actual limitation. This is especially important for wider trucks, vehicles with roof-mounted equipment or buyers planning to use the garage for recreational equipment.

Confirm:

  • Number of overhead doors.
  • Width of each door.
  • Height of each door.
  • Clearance below tracks and openers.
  • Space between door openings.

Driveway Size & Exterior Parking

The garage is only one part of the property's parking capacity. Buyers should also consider how vehicles reach the garage and whether the driveway provides enough room for additional parking.

Review:

  • Driveway width and length.
  • Driveway slope.
  • Turning space.
  • Sidewalk crossings.
  • Street-parking conditions.
  • Rear-lane access where applicable.
  • Location of utility boxes or other obstacles.

Rear-Lane Triple Garages

A detached triple garage accessed from a rear lane can offer substantial enclosed parking while keeping garage doors away from the front streetscape. The trade-off is that a larger detached structure can occupy a significant portion of the backyard.

Consider the relationship between:

  • Garage footprint.
  • Rear-lane width and access.
  • Turning radius.
  • Remaining yard depth.
  • Patio or deck space.
  • Fencing and gates.
  • Garbage and recycling storage.

Heated & Insulated Garages

Some Calgary triple garages may include heating or upgraded insulation, but buyers should verify the actual system and installation rather than relying on a general description such as “heated garage.”

Ask about:

  • Type of heater.
  • Fuel source.
  • Thermostat controls.
  • Insulation in walls and ceiling.
  • Insulated garage doors.
  • Ventilation.
  • Available permits or documentation where applicable.

A larger heated garage can also affect household energy costs, so buyers should consider how frequently the space will be heated and to what temperature.

Electrical Capacity & EV Charging

A buyer planning to charge an electric vehicle, use power tools or operate workshop equipment should review the garage electrical system rather than assuming that a larger garage automatically has greater electrical capacity.

Items to confirm can include:

  • Number and location of outlets.
  • Available circuits.
  • Electrical-panel capacity.
  • Existing EV-charging equipment.
  • Wiring for future charging equipment.
  • Electrical work completed after the original construction.
Electrical upgrades and EV-charging installations should be evaluated for the individual property, including applicable permits and professional installation where required.

Workshop & Hobby Space

The third bay may appeal to buyers looking for workshop or hobby space, but the garage should be assessed for the intended activity.

Consider:

  • Available floor area after vehicles are parked.
  • Lighting.
  • Electrical service.
  • Heating and ventilation.
  • Storage walls and cabinetry.
  • Ceiling clearance.
  • Noise in relation to neighbouring properties and living areas.

If a business or commercial activity is contemplated, applicable municipal rules, land-use requirements, condominium bylaws where relevant and other restrictions should be verified before relying on the garage for that use.

Storage Can Reduce Usable Parking

A large garage can quickly become smaller when seasonal tires, bicycles, shelving, lawn equipment, sports equipment and tools are stored inside.

When viewing a home, picture the garage with your own vehicles and belongings in place. Wall-mounted storage, overhead racks and built-in cabinets can improve organization, but they can also reduce vehicle clearance.

Lot Size & Backyard Trade-Off

A triple garage requires physical space somewhere on the property. Buyers should consider what was traded to accommodate that footprint.

A wider attached garage can influence:

  • Lot width.
  • Front-yard appearance.
  • Driveway size.
  • Side-yard dimensions.

A large detached garage may instead affect backyard depth, landscaping or outdoor entertaining space.

Bungalows With Triple Car Garages

Calgary bungalows with three-car garages can appeal to buyers looking for substantial main-floor living combined with additional parking or storage. Because a bungalow places more living area on one level, combining a large main-floor footprint with a triple garage can require a wider or larger lot.

When comparing bungalow properties, consider the relationship between the garage, main-floor square footage, basement development, lot dimensions and outdoor space rather than evaluating the garage independently.

Triple Garages in New Construction

New-construction homes may offer different three-car configurations depending on the builder, lot and home design. Confirm the garage dimensions shown in the property-specific plans rather than assuming that a model-home garage will match another property.

For homes still under construction, review:

  • Garage dimensions on the plans.
  • Door configuration.
  • Insulation specifications.
  • Heating if included.
  • Electrical provisions.
  • Floor drain where applicable.
  • Garage finishing.
  • Driveway completion.

Older Homes With Garage Additions

Some established Calgary properties may have garages that were expanded, rebuilt or added after the home was originally constructed.

Where applicable, review available permits and documentation for:

  • Garage additions.
  • Structural changes.
  • Electrical upgrades.
  • Heating systems.
  • New overhead doors.
  • Workshop conversions.

An appropriate professional property inspection can help assess the garage together with the remainder of the home.

Triple vs Four-Car Garage Homes

Some Calgary properties provide more enclosed parking than a conventional triple garage. A listing described as having four garage spaces may involve four side-by-side bays, tandem parking, an oversized triple configuration or separate garage structures.

The same rule applies: verify the actual configuration and measurements instead of relying solely on the numerical parking count.

Garage Condition Deserves Its Own Review

Because a large garage can represent a significant portion of the property's structure and utility, buyers should examine its condition carefully.

Review:

  • Concrete slab condition.
  • Foundation and visible structural components.
  • Garage doors and openers.
  • Roof and exterior finishes on detached garages.
  • Windows and exterior doors.
  • Heating equipment.
  • Electrical components.
  • Evidence of moisture or drainage concerns.
  • Interior wall and ceiling finishes.

Calculate the Complete Ownership Cost

A larger garage can add utility and resale appeal for the right buyer, but it can also increase maintenance and operating requirements.

Consider:

  • Heating costs where applicable.
  • Garage-door maintenance.
  • Roof and exterior maintenance for detached structures.
  • Concrete repairs.
  • Electrical or lighting upgrades.
  • Storage systems.
  • Driveway maintenance.
  • Insurance considerations.

Questions to Ask About a Calgary Triple Garage Home

  • What are the interior garage dimensions?
  • What are the overhead-door dimensions?
  • Is the layout side-by-side or tandem?
  • Is the garage attached or detached?
  • How many vehicles can realistically park without blocking one another?
  • Is the garage heated and insulated?
  • What electrical capacity is available?
  • Is EV charging installed or supported?

Guidance for Buyers

Start with the actual reason you need a triple garage. Vehicle size, storage, workshop requirements, EV charging, driveway capacity and lot configuration can matter more than the advertised number of garage spaces. Measure shortlisted properties and compare their complete garage layouts.

Guidance for Sellers

Clearly document the garage dimensions, door sizes, heating, insulation, electrical features, storage, parking configuration and permitted improvements where applicable. Accurate garage information helps buyers understand what distinguishes the property from other Calgary homes.

Information to Include With Your Inquiry

Useful search criteria for a Calgary triple car garage home can include:

  • Preferred Calgary communities or quadrants.
  • Maximum purchase price.
  • Detached, bungalow or other preferred home style.
  • Attached or detached garage preference.
  • Side-by-side, double-plus-single or tandem configuration.
  • Approximate vehicle sizes that need to fit.
  • Required overhead-door width or height.
  • Heating or insulation requirements.
  • EV-charging or electrical requirements.
  • Workshop, tool or recreational-equipment storage needs.
  • Driveway or rear-lane access preference.
  • Lot and backyard requirements.

For a shortlisted property, buyers should verify the actual garage dimensions rather than relying only on the advertised number of garage spaces. Interior width and depth, overhead-door dimensions, structural columns, stairs, mechanical equipment and built-in storage can all affect whether three vehicles will fit comfortably.

If a heated garage, workshop, EV charger or upgraded electrical system is important, confirm the equipment and available capacity for the individual property. Electrical, heating or structural alterations completed after construction should be checked for applicable permits or documentation where required.

For detached or rear-lane triple garages, consider lane access, turning space, garage placement and the amount of usable yard remaining. Front-drive homes should also be assessed for driveway dimensions, slope and exterior parking capacity.

Buyers intending to use part of the garage for a workshop, hobby activity or home-based business should verify applicable municipal rules, land-use requirements and any condominium restrictions where relevant.

Sellers can provide accurate garage dimensions, door sizes, heating and insulation details, electrical improvements, EV-charging equipment, storage features and available permits or documentation for additions and alterations.
