A $1 million-plus asking price does not automatically mean two homes are comparable. One property may derive much of its value from a large or unusually private lot, another from recent construction, and another from an extensive renovation in an established community. Buyers should understand exactly what they are paying for and which features would be difficult or expensive to reproduce later.
