What to Compare When Buying a New Lethbridge Home

Start with the actual specifications rather than assuming every new home includes the same features. Compare the floor plan, finished square footage, basement development, garage, appliances, landscaping, fencing, deck or patio, window coverings and air conditioning where applicable.

For a home still under construction, review what the purchase contract says about finishes, allowances, substitutions, completion timing and possession. If upgrades or changes are available, determine how they affect the final purchase price and whether deadlines apply.

For newly built townhouses or condominiums, buyers should also review condominium fees, what those fees include, bylaws, insurance, budget information, reserve-fund requirements and any developer-controlled documents available for the project.

New construction should still receive appropriate due diligence. Depending on the property, that may include reviewing builder information, warranty documentation, permits, specifications and completing a pre-possession or other suitable inspection.

New construction does not automatically mean every feature is included. Buyers should verify completion status, builder specifications, appliances, landscaping, fencing, decks, basement development, garage finishing, warranty coverage and any remaining work for the individual property.
