New Homes for Sale in Calgary Under $500K | MLS® Listings

Explore new homes for sale in Calgary under $500,000, including new construction, quick-possession homes, townhomes and condos when available. Compare current MLS® listings by price, property type, community, construction status, condo fees, parking and included features.

New homes for sale in Calgary under $500K

Explore current new homes in Calgary under $500K and compare properties that meet both a newer-home search and a defined maximum price. Depending on current MLS® inventory, buyers may find newly constructed townhomes, condominium apartments, semi-detached properties and other housing types below $500,000.

At this price point, the available housing mix can change considerably. Buyers should compare the individual property rather than assume every listing is a detached house, builder-direct purchase or completed new construction. Construction status, ownership structure, condo fees, parking, specifications and possession timing should all be verified.

  • Stay Within the Price Ceiling Confirm the current asking price and account for upgrades, condo fees, parking, landscaping and other costs that may affect the complete budget.
  • Compare Property Types New inventory under $500K may include townhomes, condos and other housing forms depending on market availability and the individual search criteria.
  • Understand What Is Included Review appliances, finishes, parking, storage, basement status, landscaping and possession timing rather than assuming these items are part of the purchase price.

A property priced below $500,000 does not necessarily mean the complete cost of buying and finishing the home will remain below that amount. Lot premiums, upgrades, appliances, window coverings, landscaping, fencing, parking costs or post-possession improvements can increase the overall expenditure depending on the property.

What to Review in a New Calgary Home Under $500K

Start by confirming whether the property is completed new construction, a quick-possession home, still under construction or a recently built resale. The transaction type can affect possession timing, specifications, available warranty information and what work remains after purchase.

If the property is condominium-titled, review the monthly condo fee and exactly what it includes, along with bylaws, parking and storage arrangements, corporation insurance, financial information, reserve-fund information where applicable, planned repairs and any current or proposed special assessments.

Townhome and condo listings can have very different parking arrangements. Confirm whether a stall or garage is titled, assigned, leased, common property or subject to another arrangement. Storage should be verified in the same way.

For builder or new-construction inventory, compare the written specifications with the advertised price. Features shown in model homes, renderings or marketing photographs may be upgrades or may not be included with the specific property.

If a separate entrance, additional kitchen or lower-level living area is advertised, verify municipal records, applicable permits and approved use. These features do not by themselves establish that a secondary suite is legal or approved.

New-home inventory under $500,000 can change quickly. Asking prices, construction status, specifications, condo fees, parking, possession timing, included upgrades and MLS® availability should be verified for each individual property.

THE BEST TOWNHOMES DON’T JUST PHOTOGRAPH WELL—THEY SOLVE REAL-LIFE PROBLEMS. The Alden by Fifth Avenue Homes does exactly that, packing four bedrooms, 3.5 bathrooms, a DOUBLE ATTACHED GARAGE and 1,716 sq. ft. of genuinely useful space into one sharp, nearly complete home. Possession is anticipated in late July. The clever planning starts on the ground floor. A private GROUND-FLOOR BEDROOM with its own closet sits beside a THREE-PIECE BATHROOM with a shower—perfect for guests, an older child, extended family or a home office that does not have to compete with the kitchen table. One level up, the kitchen, dining and living areas flow together in a bright, open layout built for busy mornings, casual dinners and everyone who inevitably gathers around the island. The rear kitchen features white cabinetry, white quartz countertops, pantry storage and STAINLESS-STEEL SAMSUNG APPLIANCES. There is a gas rough-in for a future range and a BBQ gas line on the balcony—because carrying propane tanks upstairs is nobody’s idea of fun. Warm greige wood-look flooring and matte-black fixtures keep the look current without trying too hard. A DEDICATED OFFICE SPACE gives work, homework and household paperwork a place to land, while the powder room keeps the main level guest-ready. Up top, the primary bedroom includes a walk-in closet and FOUR-PIECE ENSUITE with a DOUBLE VANITY and shower. Two more bedrooms share another full bathroom, and the laundry lives where the clothes do. Revolutionary? No. Deeply appreciated on laundry day? Absolutely. Some of the best upgrades are working quietly behind the scenes: TRIPLE-PANE WINDOWS, a 95% high-efficiency furnace with humidifier, heat-recovery ventilator, TANKLESS HOT-WATER SYSTEM and central air-conditioning rough-in. They may not steal the show in photos, but they will make everyday life a little more comfortable. Belvedere puts East Hills Shopping Centre, neighbourhood shops and dining, PARKS, PATHWAYS AND OPEN SPACE CLOSE TO HOME, with quick connections to 17 Avenue, Glenmore Trail and Deerfoot Trail. Smart layout. Strong finishes. Future-ready features. Very little left on the wish list. Visit the Fifth Avenue Homes sales centre at 10 Belvedere Terrace SE, or contact a real estate agent to arrange a private showing. Already working with an agent? Buying a New Home in Calgary Under $500K

A $500,000 purchase ceiling changes how buyers should compare new construction. The goal is not simply to find a listing priced below $500K, but to understand what is actually included, what remains to be completed and what the property will cost to own after possession.

Current new homes in Calgary under $500K may include townhomes, condominium apartments, semi-detached properties and other housing types depending on available MLS® inventory. Detached new construction may also appear when available, but buyers should not assume a particular housing type will consistently fall within the price range.

Two listings with similar asking prices can have very different ownership costs. Condo fees, parking arrangements, appliance packages, landscaping, upgrades and unfinished work can materially affect the complete budget.

  • Protect the $500K Budget Compare the advertised price with upgrades, parking, condo fees, landscaping and other costs that may be required to complete or operate the home.
  • Understand the Property Type Verify whether the listing is a condo, townhome, semi-detached home or another housing form and determine the applicable ownership structure.
  • Review What Is Included Confirm appliances, finishes, garage or parking, storage, basement status, landscaping and possession timing for the individual property.

What Can “New Home Under $500K” Mean?

A listing can meet the price ceiling while representing several different types of newer property. Before comparing two homes, determine what each listing actually represents.

  • Completed new construction.
  • Quick-possession builder inventory.
  • A property still under construction.
  • A newly completed condominium unit.
  • A new or recently completed townhome.
  • A recently built resale property included by the search criteria.
A recent construction year does not automatically mean the property is current builder inventory or has never been occupied. Verify the construction, seller and occupancy status of the individual listing.

Listing Price vs Complete Purchase Cost

For buyers working with a firm $500,000 ceiling, the asking price is only the starting point. A home advertised below the limit may still require additional spending before it functions the way the buyer expects.

Potential additional costs can include:

  • Builder upgrades.
  • Lot premiums.
  • Appliances not included with the home.
  • Window coverings.
  • Air conditioning.
  • Garage finishing.
  • Deck or patio construction.
  • Landscaping.
  • Fencing.
  • Basement development.
  • Parking or storage costs.
A home listed at $495,000 is not automatically a lower-cost option than one listed at $485,000. Compare what is already included and what still needs to be purchased or completed.

Townhome, Condo or Other New Construction?

At a defined price ceiling, buyers may need to compare several property types rather than limiting the search to one housing form.

New Townhome

Can provide multi-level living, private entrances and different parking arrangements depending on the project. Some are condominium-titled while others may have another ownership structure, so title and maintenance responsibilities should be confirmed.

New Condominium Apartment

May provide a lower purchase price than some ground-oriented housing options, but buyers should compare condominium fees, parking, storage, bylaws, insurance responsibilities and total monthly ownership cost.

Townhome Does Not Automatically Mean Condo

A townhome describes the physical form of a property, while condominium describes an ownership structure. Buyers should verify both.

A townhouse may be:

  • A conventional condominium.
  • A bare-land condominium.
  • Individually titled under another ownership arrangement.

The distinction can affect exterior maintenance, insurance, landscaping, parking, condo fees and responsibility for future repairs.

Condo Fees Matter More Than the Purchase Price Alone

When comparing a new condominium property under $500K with another home at a similar price, examine the monthly fee and exactly what it includes.

Depending on the development, condominium fees may contribute toward:

  • Common-area maintenance.
  • Landscaping.
  • Snow removal.
  • Corporation insurance.
  • Professional management.
  • Reserve-fund contributions.
  • Common utilities where applicable.
  • Exterior maintenance where specified.

A lower condominium fee is not automatically better if the owner remains responsible for more expenses separately.

Review the Condominium Documents

For condominium properties, buyers should consider the financial and operational condition of the corporation in addition to the condition of the individual unit.

Review applicable information such as:

  • Current condominium fee.
  • What the fee includes.
  • Condominium bylaws.
  • Reserve-fund study or related reserve information.
  • Financial statements.
  • Corporation insurance information.
  • Recent board and annual meeting minutes.
  • Planned repairs.
  • Existing or proposed special assessments.

Parking Can Change the Value Equation

Parking arrangements can differ significantly among new homes below $500K. One property may include an attached garage while another includes a surface stall or underground parking.

Confirm whether parking is:

  • Titled.
  • Assigned.
  • Leased.
  • Common property.
  • Included in the purchase price.
  • Subject to a separate monthly cost.

Storage should be verified in the same way.

Quick-Possession Homes

Quick-possession homes are generally already under construction or substantially completed. They can reduce the uncertainty of waiting for an earlier-stage build, but many design decisions may already have been made.

Confirm:

  • Actual completion status.
  • Expected possession timing.
  • Included finishes.
  • Appliances.
  • Parking or garage.
  • Landscaping.
  • Outstanding construction work.

Completed vs Under Construction

Completed Home

Allows buyers to inspect the actual finishes, layout and many visible property features. Confirm whether exterior work, deficiency items or other completion work remains outstanding.

Under Construction

May involve written specifications, estimated completion timing and features that are not yet visible. Understand which selections are included and how changes or upgrades affect the price.

Builder Specifications & Upgrades

Model-home displays, renderings and marketing images can contain features that are not included in the base property price.

Confirm the written specifications for:

  • Cabinetry.
  • Countertops.
  • Flooring.
  • Appliances.
  • Lighting.
  • Plumbing fixtures.
  • Heating and cooling equipment.
  • Garage or parking.
  • Basement completion.
  • Exterior finishes.
Buyers trying to remain below $500K should establish the price of required upgrades before relying on an advertised base price.

Landscaping, Fencing & Exterior Costs

A new property's interior may be complete while exterior work remains unfinished. Determine whether landscaping, fencing, decks and exterior stairs are included.

If they are not included, estimate those expenses before comparing the home with a resale property where the work is already complete.

Basement Development

A new home below $500K may have an unfinished basement or no conventional basement depending on the property type.

If future basement development is important, review:

  • Ceiling height.
  • Window locations.
  • Mechanical equipment.
  • Plumbing rough-ins.
  • Electrical-panel location.
  • Potential bedroom areas.
  • Storage needs.

Future basement development should be evaluated against applicable municipal requirements rather than assuming a particular layout can be approved.

Separate Entrances & Secondary Suites

Some newer properties may include a separate entrance, basement bedrooms or an additional kitchen. These features may provide household flexibility but do not automatically establish legal secondary-suite status.

A separate entrance, additional kitchen or basement bedroom arrangement does not establish that a secondary suite is legal or approved. Verify applicable municipal records, permits and approved use for the individual property.

New Home Warranty Information

Ask what warranty information applies to the individual property, including the applicable dates, reporting procedures and responsibilities.

Keep copies of:

  • Purchase documents.
  • Builder specifications.
  • Upgrade selections.
  • Warranty documentation.
  • Walkthrough records.
  • Deficiency lists.
  • Correspondence regarding incomplete work.

New Construction Still Deserves an Inspection

New does not mean defect-free. Buyers can consider an appropriate professional property inspection and should carefully review the home during any applicable pre-possession process.

Areas worth examining may include:

  • Roofing and exterior finishes.
  • Windows and doors.
  • Foundation and visible concrete.
  • Plumbing.
  • Electrical systems.
  • Heating and ventilation.
  • Interior finishes.
  • Parking or garage components.
  • Grading and drainage where applicable.

Pets, Rentals & Bylaws

For condominium properties, review the actual current bylaws if pets, renovations, parking or rental arrangements are important to your plans.

Listing remarks should not replace review of the applicable condominium documents.

HOA Fees & Other Ongoing Charges

Some properties may have homeowners' association obligations in addition to property taxes or condominium fees. Where applicable, confirm the amount, services provided and owner responsibilities.

Calculate the Real Monthly Cost

A $475,000 condominium with monthly fees may have a different ownership cost from a $495,000 property without the same fee structure. Compare the complete monthly budget rather than the purchase price alone.

  • Mortgage payment.
  • Property taxes.
  • Condo fees where applicable.
  • HOA fees where applicable.
  • Insurance.
  • Utilities.
  • Parking costs.
  • Storage costs.
  • Maintenance responsibilities.

What If Upgrades Push the Price Over $500K?

This is an important question for buyers searching within a strict price ceiling. A base property can initially appear within budget but exceed the target after required or preferred upgrades.

Before committing, separate selections into:

  • Features already included.
  • Required additional costs.
  • Optional builder upgrades.
  • Items that can be completed later.

This makes it easier to determine whether the home genuinely fits the $500K target or only appears to fit before completion costs are considered.

Compare New Construction With Resale Under $500K

New Construction

May offer newer building systems and contemporary layouts, but buyers should account for specifications, completion timing, landscaping, upgrades and condominium or HOA costs where applicable.

Resale Home

May already include landscaping, window coverings, developed living space and established surroundings. Buyers should instead evaluate property age, condition, renovations and future maintenance requirements.

Questions to Ask Before Buying Under $500K

  • Is the current asking price actually below $500,000?
  • Is the property completed or under construction?
  • What is included in the advertised price?
  • Are upgrades required or optional?
  • Are appliances included?
  • Is parking included?
  • Is storage included?
  • Are landscaping and fencing complete?
  • What are the condo fees where applicable?
  • Are any HOA fees applicable?
  • What warranty information applies?
  • What will the complete monthly ownership cost be?

Guidance for Buyers

Start with the maximum purchase price, then compare property type, ownership structure, condo fees, parking, construction status and included features. A property should fit both the purchase budget and the expected monthly ownership budget.

Guidance for Sellers

Owners selling recently built properties near the $500K price point should clearly identify upgrades, parking, storage, condo fees, warranty information, landscaping and improvements completed after purchase so buyers can compare the property accurately with current new construction.

Information to Include With Your Inquiry

For a new-home search under $500,000, useful criteria can include:

  • Your maximum purchase price and whether that limit must include upgrades or other property-related costs.
  • Preferred Calgary communities or quadrants.
  • Condo, townhome, semi-detached or detached preference.
  • Minimum bedroom and bathroom count.
  • Garage, underground parking or surface-stall requirements.
  • Storage requirements.
  • Completed, quick-possession or under-construction preference.
  • Preferred possession timing.
  • Maximum acceptable condominium fee where applicable.
  • Pet requirements or other important condominium-bylaw considerations.

For builder or new-construction listings, buyers should confirm what is included in the advertised price. Appliances, parking, storage, upgraded finishes, landscaping, fencing, decks, air conditioning and basement development can vary from one property to another.

If the property is condominium-titled, review the condo fee and what it includes, bylaws, reserve-fund information, financial statements, corporation insurance, recent meeting minutes, planned repairs, special assessments, parking and storage arrangements and applicable pet, rental or renovation rules.

Buyers working with a firm $500,000 ceiling should also consider the complete ownership budget. A listing priced below $500K can still involve additional expenses for upgrades, condo fees, HOA fees where applicable, parking, landscaping, legal costs, inspections or post-possession improvements.

If a listing includes a separate entrance, additional kitchen or lower-level living space, verify municipal records, applicable permits and approved use. These features do not by themselves establish that a secondary suite is legal or approved.

Sellers of recently built properties near the $500K price point can provide information about upgrades, warranty documentation, condo fees where applicable, parking and storage arrangements, landscaping, permits and improvements completed after the original purchase.
