New inventory can vary considerably from one day to the next. A recently listed property might be an established bungalow with mature landscaping, a newer west-side family home, a townhouse with condominium fees or a substantially renovated residence in an older neighbourhood. Each requires a different type of review.

When comparing newly listed homes, note the approximate age and condition of the roof covering, furnace, hot-water equipment, windows, exterior finishes and air-conditioning equipment where present.

A higher asking price can sometimes reflect meaningful upgrades, but buyers should confirm the work rather than assuming every renovation adds equivalent value.

Garages Are Not All the Same

Attached and detached garages can differ substantially in size and usefulness. A listing advertised as having a double or triple garage does not tell you whether your vehicles, storage or workshop needs will actually fit.

Consider:

  • Interior dimensions.
  • Door width and height.
  • Heating and insulation.
  • Electrical service.
  • Storage space.
  • Driveway length and width.
  • Alley access where applicable.
