What to Include in Your $400,000 to $500,000 Home Search

Providing a few specific details can make it easier to focus on newly listed Calgary properties that fit your priorities. Useful information can include:

  • Maximum purchase price within your preferred range.
  • Preferred Calgary communities, quadrants or areas.
  • Detached home, townhome, condo or flexible property type.
  • Minimum number of bedrooms and bathrooms.
  • Garage, driveway or other parking requirements.
  • Basement or additional living-space preferences.
  • Acceptable renovation or updating requirements.
  • Maximum condo fee where condominium ownership is being considered.
  • Pet, rental or renovation requirements where applicable.
  • Preferred possession timing.

If you are interested in a specific property, questions may involve the floor plan, measurements, basement development, renovations, parking, mechanical systems, inclusions, condo fees or available property documentation.

Where a home has significant renovations, structural changes, additions or basement development, available permits should be reviewed when relevant. An additional kitchen or separate entrance does not by itself confirm that a secondary suite is legal or approved.

For condos and condominium townhomes, buyers should also review condo fees and inclusions, bylaws, reserve-fund information, available financial statements, corporation insurance, meeting minutes, planned repairs, special assessments, parking, storage and applicable pet, rental or renovation restrictions.

Buyers should compare the asking price with the complete expected cost of ownership, including property taxes, insurance, utilities, condominium fees where applicable, maintenance and anticipated repairs or improvements.
