Just Listed Calgary Homes $1,000,000 and More | MLS® Listings

Browse newly listed Calgary homes priced from $1,000,000 and above, including detached homes, luxury properties, townhomes, condos and other residential listings when available. Compare current MLS® listings, prices and property details.

Just listed Calgary homes priced from $1,000,000 and above

Explore just listed Calgary homes priced from $1,000,000 and above and compare properties that have recently entered the market. Depending on current inventory, this search may include detached homes, extensively renovated residences, newer construction, townhomes, higher-value condos and other residential properties throughout Calgary.

Crossing the $1 million price point does not mean every property offers the same type of luxury or features. Asking prices can reflect location, lot value, construction quality, square footage, renovation investment, architectural design, garage configuration or other property-specific characteristics.

  • Recently Listed $1M+ Homes Focus on Calgary residential properties recently added to the market starting at $1,000,000.
  • Compare Quality & Complexity Construction, renovations, floor plan, garages, basements, lots and major systems can differ substantially among higher-priced homes.
  • Consider Total Ownership Costs Larger properties, extensive landscaping and more complex building systems may increase utilities, insurance, maintenance and future replacement expenses.

A just listed Calgary home is simply a property that has recently appeared in active inventory. It is not necessarily newly constructed, recently renovated or automatically better value than a property that has been available longer.

What to Review in a Calgary Home Priced from $1,000,000

Compare the complete property rather than relying on price or marketing labels. Floor-plan functionality, bedroom configuration, garage dimensions, basement development, lot characteristics, renovation quality, architectural features and overall condition may all influence whether a home is suitable for your needs.

For detached and other non-condominium properties, review roofing, windows, heating and hot-water equipment, cooling systems where present, electrical and plumbing updates, exterior materials, foundation observations and site drainage. Significant renovations, structural alterations, additions and basement development should be checked for available permits where applicable.

If a property includes a walkout basement, additional kitchen, separate entrance, basement bedrooms or independently arranged lower level, verify municipal records, available permits and approved use where relevant. These features do not by themselves establish that a secondary suite is legal or approved.

For higher-value condos and condominium townhomes, review condo fees and inclusions, bylaws, reserve-fund information, available financial statements, corporation insurance, meeting minutes, planned repairs, special assessments, parking, storage and applicable pet, rental or renovation restrictions.

Asking prices, property features, new-listing status and MLS® availability can change as Calgary properties are added, updated, conditionally sold, sold or removed from the market. Verify current listing information and property-specific details when considering a purchase.

Buying a Just Listed Calgary Home Priced from $1,000,000

Calgary homes priced from $1,000,000 can include everything from larger established houses and extensively renovated residences to newer construction, distinctive architectural properties and higher-value condominiums. At this level, price alone does not define the property — careful review of construction, location, renovations, land and long-term ownership costs becomes increasingly important.

When browsing just listed Calgary homes from $1,000,000 and above, buyers may encounter a much wider range of property values and characteristics than within a narrow price band. A home just over $1 million may compete very differently from a substantially higher-priced residence, even though both appear within the same search.

Some properties may reasonably be described as luxury homes because of their design, finishes, location or amenities. Others may exceed $1 million because of land value, square footage, extensive renovations, newer construction or a particular Calgary location. It is more useful to evaluate the individual property than to assume every $1M+ listing offers the same level of specification.

  • Look Beyond the Price Tag Understand whether the asking price is being supported by location, land, construction, renovation quality, size or a combination of factors.
  • Review Property Complexity Larger homes can involve multiple heating systems, extensive glazing, complex rooflines, custom finishes and more costly maintenance requirements.
  • Verify Significant Improvements Custom renovations, additions, basement development and structural changes deserve careful documentation and permit review where applicable.

What Changes When You Search Above $1 Million?

The range of possible properties becomes much broader. Current Calgary inventory may include:

  • Large detached homes in established communities.
  • Newer or recently built homes.
  • Custom-built residences.
  • Extensively renovated older homes.
  • Properties where land or location contributes significantly to value.
  • Homes with triple or larger garage configurations.
  • Walkout or extensively developed basements.
  • Higher-value townhomes and condominium residences.
  • Properties with substantial landscaping and outdoor improvements.

Because there is no upper price limit on this page, it is especially important to define your own budget and property criteria before comparing listings.

Luxury Is a Property Characteristic, Not Simply a Price

A $1 million asking price alone does not establish that a property is a luxury home. Buyers should look at the characteristics supporting the price.

  • Construction quality.
  • Architectural design.
  • Interior materials and finishes.
  • Kitchen and bathroom specifications.
  • Floor-plan functionality.
  • Lot and outdoor environment.
  • Garage and parking facilities.
  • Renovation quality.
  • Property condition.
  • Location and surrounding properties.

If your search is specifically focused on higher-end properties rather than simply price, you can also explore Calgary luxury real estate listings.

Custom-Built Homes Require Property-Specific Review

Custom construction can offer distinctive architecture, layouts and materials, but it can also make one property difficult to compare directly with another.

Consider:

  • Original construction date.
  • Builder information where available.
  • Architectural drawings or plans where available.
  • Structural alterations completed later.
  • Mechanical-system configuration.
  • Specialized windows or exterior materials.
  • Custom cabinetry and millwork.
  • Replacement availability for unusual materials or fixtures.

Distinctive features can add appeal, but buyers should also consider how practical those features may be to maintain or replace over time.

Extensive Renovations Need More Than a Visual Inspection

Some $1M+ Calgary homes are older properties that have undergone substantial redevelopment. The finished appearance can be impressive, but understanding the scope and documentation of the work is equally important.

  • Structural wall changes.
  • Additions.
  • Kitchen relocation or reconfiguration.
  • Bathroom additions.
  • Electrical upgrades.
  • Plumbing modifications.
  • Heating-system changes.
  • Window replacement.
  • Basement redevelopment.
  • Decks and exterior structures.
  • Available permits where applicable.
Expensive finishes do not confirm what has occurred behind the walls. For significantly altered properties, renovation documentation and available municipal permits can be as important as the visible result.

Mechanical Systems Can Become More Complex

Larger and higher-specification homes may contain systems not typically found in simpler properties, or multiple components serving different areas of the home.

Depending on the property, review:

  • Number and age of furnaces.
  • Boilers or hydronic heating where present.
  • Hot-water equipment.
  • Air-conditioning equipment where present.
  • In-floor heating systems.
  • Ventilation equipment.
  • Electrical service and panels.
  • Water-treatment equipment where present.
  • Specialized controls or integrated systems.

More equipment can provide comfort and flexibility, but it can also create additional maintenance and eventual replacement costs.

Architectural Features Can Affect Ongoing Costs

Large expanses of glazing, vaulted ceilings, complex rooflines and custom exterior materials can be visually appealing but should also be considered from a maintenance perspective.

  • Window replacement complexity.
  • Access for exterior maintenance.
  • Roof configuration.
  • Heating and cooling requirements.
  • Window-covering requirements.
  • Exterior material maintenance.

Garage Requirements Can Become More Specific

Buyers shopping above $1 million may encounter properties marketed with oversized, tandem, triple or larger garages. Confirm how the space actually functions.

  • Interior dimensions.
  • Number and width of garage doors.
  • Ceiling height.
  • Vehicle clearance.
  • Storage areas.
  • Workshop space.
  • Driveway capacity.
  • Electrical service where relevant.

A large garage can be valuable, but actual dimensions matter more than the marketing label if you have specific vehicle or storage requirements.

Walkout and Extensively Developed Basements

Many substantial homes use the lower level as an important part of the overall living space. Depending on the property, this may include recreation areas, bedrooms, bathrooms, offices, fitness areas or other specialized rooms.

Review:

  • Natural light.
  • Bedroom locations and window considerations.
  • Bathroom development.
  • Walkout access where present.
  • Heating and ventilation.
  • Electrical and plumbing work.
  • Storage.
  • Mechanical-room access.
  • Available permits where applicable.
A walkout entrance, separate entrance, second kitchen, basement bedrooms or independently arranged lower level do not by themselves establish that a secondary suite is legal or approved. Verify municipal records, permits and approved use when relevant.

The Lot May Represent a Significant Portion of the Value

For some Calgary properties above $1 million, land characteristics contribute substantially to the overall asking price.

  • Lot dimensions.
  • Orientation.
  • Topography.
  • Privacy.
  • Mature trees and landscaping.
  • Outdoor living areas.
  • Retaining walls where present.
  • Drainage and grading.
  • Rear-lane access where applicable.
  • Neighbouring properties and surrounding land uses.

A substantial landscaped yard can be an important feature, but irrigation, mature vegetation, fencing, hardscaping and exterior structures may also increase maintenance requirements.

Established Location vs. Newer Construction

Established Calgary Home

You may be prioritizing land, mature surroundings, an established street or a particular location. Review renovation history and the condition of original building components carefully.

Newer Calgary Home

You may be prioritizing contemporary design, newer systems or modern construction. Confirm landscaping, fencing, basement completion, inclusions and remaining warranty information where applicable.

Higher Price Does Not Eliminate the Need for Inspection

An expensive home can still contain deferred maintenance, aging systems or workmanship concerns. Property condition should be evaluated independently of asking price.

Depending on the home, buyers may wish to investigate:

  • Roofing.
  • Windows and doors.
  • Foundation observations.
  • Electrical systems.
  • Plumbing systems.
  • Heating and cooling equipment.
  • Exterior materials.
  • Drainage.
  • Renovated areas.
  • Specialized building systems.

An appropriate professional inspection can provide additional property information before applicable purchase conditions are removed.

Higher-Value Condos Require Detailed Corporation Review

Not every $1M+ property is detached. Calgary can also have higher-value condominium residences and townhomes, and these require both unit-level and corporation-level due diligence.

  • Monthly condo fees and inclusions.
  • Reserve-fund information.
  • Available financial statements.
  • Corporation insurance.
  • Meeting minutes.
  • Major planned repairs.
  • Special assessments where applicable.
  • Parking and storage.
  • Pet restrictions.
  • Rental restrictions.
  • Renovation restrictions.
  • Total monthly ownership costs.

Location Can Outweigh Size

At higher price points, buyers may find dramatically different properties for similar asking prices. One may offer substantially more living space, while another may derive much of its value from location and land.

Evaluate the individual address based on:

  • Your regular commute and travel patterns.
  • Transit where relevant.
  • Shopping and services.
  • Parks and recreation.
  • Road access.
  • Traffic and surrounding land uses.
  • Privacy.
  • Parking requirements.

If schools affect your decision, verify current school designations, programs and transportation eligibility for the exact property address.

Understand the Complete Carrying Cost

A higher purchase price often comes with other expenses that should be considered before comparing properties.

  • Mortgage payments.
  • Property taxes.
  • Insurance.
  • Heating and electricity.
  • Cooling costs where applicable.
  • Landscaping.
  • Snow removal and exterior maintenance.
  • Pool, hot tub or specialized equipment maintenance where present.
  • Condo fees where applicable.
  • Future major-system replacement.

A more complex home may require a materially different annual maintenance budget than a simpler property with a similar purchase price.

Just Listed Does Not Mean Better Value

New listings can deserve timely attention, but the date a property entered the market does not establish whether it is competitively priced.

“Just listed” refers to a property's recent appearance in active inventory. It does not mean the home is newly built, fully renovated, free of maintenance concerns or automatically better value than competing Calgary properties.

Define Your $1M+ Search Before Comparing Homes

Because this page has no upper price limit, a clear search brief is especially useful.

  • Your preferred price range and maximum budget.
  • Calgary areas or communities you want to consider.
  • Detached, attached, condo or flexible property type.
  • Minimum bedrooms and bathrooms.
  • Home-office or flexible-space needs.
  • Garage size and vehicle requirements.
  • Walkout or basement requirements.
  • Lot size and privacy preferences.
  • Established versus newer construction.
  • Renovation tolerance.
  • Specialized property features important to you.
  • Preferred possession timing.

For Buyers and Sellers in the $1M+ Calgary Market

For Calgary Buyers

Focus on the reasons a property commands its price. Compare location, land, construction, renovations, condition, garage, basement, systems and operating costs rather than relying on the luxury label alone.

For Calgary Sellers

Higher-value buyers may examine documentation, workmanship, mechanical systems, renovation history, floor plan, garage, lot and property condition closely. Clear and accurate property information can help buyers understand how the home compares with competing listings.

Information to Include in Your $1M+ Calgary Home Search

Because this search has no upper price limit, providing a specific property brief can help narrow the available listings. Useful details include:

  • Your preferred price range and maximum purchase budget.
  • Preferred Calgary communities, quadrants or specific areas.
  • Detached, custom home, attached property, townhome, condo or flexible property type.
  • Minimum number of bedrooms and bathrooms.
  • Home-office, flex-room or additional living-space requirements.
  • Garage size, vehicle dimensions and storage requirements.
  • Walkout, finished basement or other lower-level preferences.
  • Lot size, privacy, orientation and outdoor-space priorities.
  • Established versus newer construction preferences.
  • Renovation tolerance and future improvement budget.
  • Specialized features that are important to your household.
  • Maximum condo fee where condominium ownership is being considered.
  • Preferred possession timing.

If you are asking about a particular property, useful information to investigate may include the floor plan, construction history, garage dimensions, basement development, renovation documentation, roofing, windows, heating and cooling equipment, electrical and plumbing updates, exterior materials, lot characteristics and MLS® inclusions.

For custom-built or extensively renovated homes, buyers may want to review available documentation relating to structural alterations, additions, electrical and plumbing work, basement redevelopment, decks and other significant improvements. Municipal permits should be checked where applicable.

For homes with walkout basements, additional kitchens, separate entrances, basement bedrooms or independently arranged lower levels, these features do not by themselves establish that a secondary suite is legal or approved. Municipal records, available permits and approved use should be verified where relevant.

Larger and more complex homes may contain multiple furnaces, boilers, in-floor heating, cooling equipment, extensive glazing, sophisticated controls or other systems. Their age, condition and eventual replacement costs can form an important part of the purchase review.

Lot and exterior features can also create meaningful ongoing expenses. Buyers may want to consider landscaping, irrigation where present, mature vegetation, retaining walls, decks, fencing, exterior materials and other improvements that require regular maintenance.

For higher-value condos and condominium townhomes, review condo fees and inclusions, bylaws, reserve-fund information, available financial statements, corporation insurance, meeting minutes, known or planned repairs, special assessments, parking, storage and applicable pet, rental or renovation restrictions.

Buyers should also consider the complete carrying cost of the property, including mortgage payments, property taxes, insurance, utilities, landscaping, exterior maintenance, condo fees where applicable, specialized equipment and future major-system replacement.

Sellers with a Calgary home priced above $1 million can provide accurate information about construction, renovations, permits, mechanical systems, roofing and windows, basement development, garage specifications, landscaping and other significant property improvements when discussing how the home compares with current competing listings.
