A home just over $1 million may compete very differently from a substantially higher-priced residence, even though both appear within the same search.

Some properties may reasonably be described as luxury homes because of their design, finishes, location or amenities. Others may exceed $1 million because of land value, square footage, extensive renovations, newer construction or a particular Calgary location. It is more useful to evaluate the individual property than to assume every $1M+ listing offers the same level of specification.
