Browse Altadore homes for sale in SW Calgary, including detached houses, newer infills, semi-detached homes, townhouses and condos near Marda Loop, River Park and the Elbow River pathway system.

Explore current Altadore homes for sale in one of Calgary's established inner-city southwest communities. Available listings can range from older detached houses and renovated homes to contemporary infills, semi-detached properties, townhouses and apartment condos, giving buyers several ways to live in the Altadore and Marda Loop area.
Buyers searching for a house for sale in Altadore Calgary should compare more than asking price and square footage. Construction age, lot dimensions, redevelopment history, garage configuration, basement development, renovation quality and exact location within the community can create significant differences between properties that appear similar online.
Altadore's housing stock spans several generations, which means construction history matters. An established detached home may offer a wider lot, mature landscaping or renovation potential, while a newer infill may provide contemporary mechanical systems, open floor plans, modern kitchens and more finished living space.
For older or substantially renovated properties, buyers should pay particular attention to the foundation, drainage, sewer service, roof, windows, electrical system, plumbing, heating equipment and the scope and permit history of major renovations. A beautifully updated interior does not necessarily mean every underlying building component has been replaced.
Newer infill and semi-detached homes deserve a different comparison. Review construction quality, grading and drainage, sound transfer in attached homes, warranties where applicable, garage access and how neighbouring redevelopment may affect privacy, sunlight and streetscape over time.
The distinction between Altadore and the broader Marda Loop area can be useful when searching. This page focuses on properties located in Altadore, while the Marda Loop real estate search can help buyers explore a wider collection of homes around the surrounding inner-city district.

Altadore combines established residential streets, ongoing infill redevelopment, access to River Park and Sandy Beach and proximity to the shops, restaurants and services of Marda Loop. Buyers can find a notably varied housing mix, from older detached homes and redevelopment properties to renovated houses, contemporary infills, semi-detached homes, townhouses and apartment condos.
That variety is one reason Altadore homes for sale should be compared property by property rather than simply by bedroom count or square footage. Construction age, lot dimensions, renovation history, garage configuration, basement development and exact street location can create substantial differences between homes with similar asking prices.
Altadore is also changing. New infill housing continues to replace or sit alongside older homes, while recent public-realm improvements in nearby Marda Loop have changed the pedestrian environment along 33 and 34 Avenues SW. Buyers should consider both the character that exists today and the potential for continued redevelopment around a property.
Altadore's housing stock reflects several eras of Calgary development. Buyers may encounter mid-century detached homes on established lots, extensively renovated older houses, contemporary detached infills, luxury semi-detached homes and newer townhouse developments.
This creates opportunities, but it also makes direct comparisons more complicated. An older home may offer a valuable lot, mature landscaping or renovation potential, while a newer property may provide contemporary construction, modern mechanical systems and substantially more finished living space.
When comparing an established home with an infill, separate the value of the land from the value of the improvements. Lot width, orientation, rear-lane access, mature trees, neighbouring redevelopment and proximity to parks or commercial streets may be difficult or impossible to reproduce through renovation.
An established detached home can be appealing for its lot, location and character, but buyers should understand what has and has not been updated.
Items worth investigating include:
A renovated kitchen and newer flooring can improve presentation, but they do not necessarily indicate that major structural, mechanical or underground services have also been replaced.
Newer infill development is an important part of Altadore real estate. Buyers may find detached infills as well as side-by-side semi-detached homes offering larger kitchens, upper-floor laundry, developed basements, home offices and detached garages.
For newer homes, compare construction quality and functionality rather than relying solely on finishes. Consider room dimensions, natural light, storage, garage access, sound transfer in attached properties, mechanical systems, exterior materials and how the home relates to neighbouring buildings.
Lot coverage and building scale can also affect yard space, sunlight and privacy. Two similarly sized infills can feel quite different depending on building placement, windows, landscaping and neighbouring redevelopment.
The Marda Loop commercial area has recently undergone one of the most substantial public-realm projects in this part of southwest Calgary.
The City substantially completed the Marda Loop Main Street project in late 2025 along 33 and 34 Avenues SW and connecting streets. Improvements included wider sidewalks, pedestrian crossings, roadway work, upgraded transit-stop access, new landscaping and street furnishings, new lighting and a multi-use pathway along portions of 34 Avenue.
In September 2026, the City also reported completion of the new 2.5-metre-wide multi-use pathway on the south side of 34 Avenue between 17 Street and 14 Street SW, extending the walking and wheeling connection farther east.
For Altadore buyers, these improvements are relevant because the relationship between a home and the Marda Loop district can affect everyday walkability, access to businesses and restaurants, vehicle traffic and the overall experience of living in the northern part of the community.
Altadore's southeastern edge provides access to one of the community's most distinctive recreational areas. River Park sits on the ridge above Sandy Beach and includes a large designated off-leash area, while Sandy Beach provides access to the Elbow River, pathways, picnic areas and other park amenities.
For buyers who value walking, running, cycling, dog walking or river access, distance to these spaces may be a meaningful part of a property's appeal.
However, proximity to a regional park can also mean more pedestrian activity, dog traffic or vehicles on nearby streets at busy times. Buyers considering homes immediately around these areas should visit the location at the times they are most likely to use it.
Although detached and infill homes generate much of the search interest for Altadore, GSC data also shows specific demand for Altadore townhomes for sale and Altadore condos for sale.
Attached housing can offer another way to live in the area, but buyers should understand the ownership structure as well as the unit itself.
For condominium properties, review:
Townhouse developments can also vary considerably in age, density, parking and outdoor space, so buyers should compare the whole development rather than only the interior of the individual unit.
Developed basements are common in Altadore homes and can add bedrooms, bathrooms, offices, recreation rooms or other flexible space.
Buyers should review the quality of the development, bedroom egress and available permits. If a basement contains a separate entrance, second kitchen or independent living area, do not assume it is a legal secondary suite without verifying the current approval status.
This is particularly important in older properties that may have gone through several renovations or ownership changes over time.
Rear-lane access is common in many parts of Altadore, and detached garages can be an important component of property value and everyday usability.
Compare garage dimensions, alley access, driveway or parking-pad space, electrical capacity and the amount of yard remaining after the garage and house footprint are considered.
On redevelopment properties, also consider how neighbouring garages, infills and landscaping affect privacy and vehicle movement through the lane.
Altadore is included in Calgary's West Elbow Communities Local Area Plan, approved by City Council in 2025. The plan is intended to guide growth, redevelopment and public investment across Altadore and several surrounding inner-city communities over the coming decades.
For buyers, that does not mean every street will redevelop in the same way. Individual parcels can have different land-use designations, policies and development potential.
If nearby redevelopment is important to your purchase decision, review the current land-use designation of the subject property and surrounding parcels and investigate active development or land-use applications rather than relying only on today's streetscape.
Altadore's continued infill activity means buyers of both old and new homes should consider the possibility of construction on neighbouring properties.
A small older bungalow next door may eventually be renovated, replaced or redeveloped, subject to applicable planning and development approvals. That can affect temporary construction conditions and, eventually, privacy, sunlight and views.
This does not make infill neighbourhoods undesirable; it simply means that the surrounding lots deserve attention when evaluating an individual property.
The terms Altadore and Marda Loop are often used together in real estate marketing, but they are not interchangeable search areas.
This page is intended to focus specifically on homes located in Altadore. The broader Marda Loop label can also be used when discussing nearby parts of South Calgary and surrounding inner-city neighbourhoods.
If community boundaries matter to you, confirm the community shown on the actual MLS® listing rather than relying only on marketing language such as "Marda Loop."
A property's position within the neighbourhood can materially change the experience of living there. Buyers may prioritize walking access to Marda Loop, proximity to River Park and Sandy Beach, quick access to Crowchild Trail or 14 Street SW, a quieter interior street or a particular lot orientation.
Rather than treating all Altadore addresses as equivalent, visit the immediate block and compare surrounding housing, traffic, parking, redevelopment activity, alley access and proximity to the amenities you expect to use regularly.
Altadore properties do not all compete on the same features. An original detached home with redevelopment potential, a extensively renovated character property, a contemporary infill, a luxury semi-detached home and a condominium can attract very different buyers.
Useful marketing information can include lot dimensions, renovation history, building permits, roof and window updates, mechanical systems, basement development, garage size, landscaping and proximity to River Park or Marda Loop.
For newer infills, construction quality, floor-plan functionality, garage configuration, exterior improvements and the relationship to neighbouring properties can be particularly important. For older homes, buyers may place greater emphasis on lot value, condition, updates and redevelopment potential.
Pricing should therefore consider more than bedroom count and above-grade square footage. Location within Altadore, lot characteristics, property condition, age, renovation quality and competing listings can all influence how buyers compare one property with another.
Comparing Altadore homes for sale?
Look at the entire property: location, lot, construction age, renovation history, garage, basement, surrounding redevelopment and proximity to the amenities you will actually use. In an established inner-city neighbourhood with a wide range of housing styles, those differences can be more important than square footage alone.
