What to Consider When Buying a Lacombe County Acreage

An acreage should be evaluated as both a home and a piece of land. Two properties with similar asking prices and house sizes can have completely different servicing, access, outbuildings, usable land and ongoing maintenance requirements.

Start by confirming the legal location and municipality. A property advertised as being near Eckville or Blackfalds may still be located in Rural Lacombe County, while an in-town home inside those municipalities is not a Lacombe County acreage.

For country properties, review the water source, wastewater or septic system, heating, utility servicing, driveway and road access, drainage and topography. If there is a shop, barn, detached garage or other structure, consider its condition, electrical service, heating, access and available permit information separately from the residence.

Buyers planning to keep horses, livestock, recreational equipment or operate a workshop should also confirm the property's land-use designation and applicable Lacombe County requirements rather than assuming acreage ownership automatically permits a particular use.

The area also includes Lacombe County hamlets such as Mirror, Joffre, Tees, Haynes and Morningside. Rural properties around these communities can provide different combinations of access, parcel size and proximity to services, so the best location depends on how the property will be used and where you regularly travel.

For buyers commuting toward Lacombe, Red Deer or Highway 2, travel time and winter road access may be just as important as acreage size. A property with more land may not be the better choice if its location, driveway or maintenance requirements do not fit your day-to-day needs.

Important: an acreage listing should be reviewed for its actual municipality, property type and land characteristics.
