The significant rise in sales, combined with lower listings, pushed the market into balanced conditions.
In addition, Airdrie recorded a decline in average days on market for sold properties and the sales price to list price ratio improved to over 97 per cent. The MLS® Home Price Index showed a single family index price growth of 3 per cent over the previous year, with the benchmark price averaging $354,933 after the first quarter of 2012.

After the second quarter, year-to-date sales increased by 31 per cent over the first half of 2011. While sales activity improved, the number of new listings declined, pushing down the months of supply to just below three. Despite the further tightening of supply, the market remains in balance.
The single family benchmark price for a typical home in Airdrie was $332,700 in the second quarter of 2012, a 4-per-cent increase over the previous year, and up 1.44 per cent from the first quarter of 2012. While prices remain below peak levels, this positive price momentum is welcome news following price declines recorded throughout the end of 2010 and most of
