PANORAMA HILLS NW CALGARY

Panorama Hills is a suburban residential neighbourhood in the north-west quadrant of Calgary, Alberta. It is a new community, located at the northern edge of the city, north of Country Hills boulevard.

The community was established in 1996. It is represented in the Calgary City Council by the Ward 3 councillor.

The historical sites Reverend George McDougall Cairn and the John A. Lewis Rock Quarry are located within the neighbourhood, and it borders the Country Hills golf course to the south-west.

In the City of Calgary's 2012 municipal census, Panorama Hills had a population of 22,247 living in 7,398 dwellings, a 12.1% increase from its 2011 population of 19,851. With a land area of 6.3 km2 (2.4 sq mi), it had a population density of 3,531/km2 (9,150/sq mi) in 2012.

 

Residents in this community had a median household income of $89,044 in 2005, and there were 5.2% low income residents living in the neighbourhood. As of 2006, 41.7% of the residents were immigrants. Most buildings are single-family detached homes, and 2.3% of the housing was used for renting.

Kincora is in northwest Calgary. I think people wanting to live in NW Calgary are over-looking a hidden gem when they miss Rocky Ridge Ranch. Don't get me wrong, Tuscany is a great neighbourhood too but Rocky Ridge is a little smaller, a little calmer and has a whole lot to offer.

 

With an elementary school in neighboring Royal Oak and a 5-9 to be built by 2016 this quiet community is setting-up as THE place to live in the NW. The new C-Train Station on Crowfoot Trail, slated to be open in 2014, is closest to Rocky Ridge, with the park & ride on the RRR side. What's not to love?!

 

Oh yeah, and access to Wal-Mart and Sobeys off Country Hills Boulevard couldn't be easier. Wanna go to Costco? It's just up the road at Stoney Trail and Sarcee Trail. Access to downtown from Rocky Ridge is direct, Stoney Trail South to the mountains and Stoney Trail North to the Airport. It really is the perfect location in NW Calgary.

 

But, that's just my opinion, here's some imperical facts about the 2 communities. You can decide for yourself:

 

Rocky Ridge Ranch Compared to Tuscany NW Calgary

 

Rocky Ridge Population 2012 - 7,266 in 2,972 dwellings

Tuscany Population as of 2012 - 19,013 in 6,492 dwellings 

Rocky Ridge Ranch features a modern 3,000 square foot clubhouse, pond (doubles as an ice rink in the winter), playground, beach volleyball court, tennis courts and tot lots.
