These steps outline my marketing plan to quickly and effectively sell your property:
Step 1 We will meet to discuss your reasons for selling and how they will factor in to what you expect from this sale. You can advise me of any special circumstances or expectations you may have from me and my team.
Step 2 I will provide an accurate Comparative Market Analysis (CMA), taking into consideration all factors that will affect your property’s value in the marketplace. This CMA will be updated as necessary and I will advise you on market conditions on an ongoing basis.
Step 3 I will assist you in the staging of your property for sale. Properly staged homes sell faster and for more money than homes that are not staged. (professional staging service recommendations can be mad

Step 4 A professional photographer will photograph your home, showing it in it’s best light. While the photos are being done I will prepare a promotional description of your property including all the amenities close by that are important to buyers in your marketplace.
Step 5 I will arrange for a measurement company to come to your home and take accurate measurements to create a floor plan of your home. This floor plan is an important part of marketing your home; it gives potential buyers the chance to see how their “life” will fit into your house.
Step 6 I will search your property with the Land Titles Office and locate any documents that may be required to ensure a smooth transaction once a sale has been negotiated. I will review these documents with you and work to resolve any issues that may impact the salability of your property.
Step 7 Your home will be listed on the Victoria Real Estate Board MLS®. It will be featured on my website and will be posted in my blog, Twitter and Facebook accounts as well as posting your property on craigslist.com. Your home listing will be distributed to the real estate professionals at Macdonald Realty and luxury properties will also be posted on www.luxuryportfolio.com where it is marketed internationally in multiple languages and multiple currencies.
Step 8 I will design a professional feature sheet highlighting your home that includes desirable neighborhood features as well as the professional floor plan and photographs.
Step 9 At your request my team will conduct Open Houses and Agent's Tours showcasing your home.
Step 10 I will negotiate on your behalf, and with your instructions, to obtain the best selling price and most favorable terms for the sale of your property.
Step 11 Once a deal is successfully negotiated, I and my team will be an integral part of handling all paperwork, making certain that everything is properly completed and forwarded to the appropriate parties. We will work on your behalf to ensure that the transaction runs smoothly and completes in a timely manner.
Costs You Can Expect When Selling Your Property:

Legal fees to discharge any existing mortgage on the property- Prepayment penalty levied by your lender for early payout of an existing mortgage (this information can be found in the terms of your mortgage or from your lender)
